A room-by-room checklist for leaving a rented property clean, what landlords and agents look for at check-out, and how cleaning relates to your deposit.
Why the Clean Matters
When a tenancy ends, the landlord or letting agent compares the property with how it was at the start. In Scotland, a tenant's deposit can't be more than two months' rent and must be held in an approved scheme — SafeDeposits Scotland, mydeposits Scotland or Letting Protection Service Scotland. Normal wear and tear can't be deducted from it, but cleaning that's needed beyond the condition the property started in can be.

The End of Tenancy Cleaning Checklist
Kitchen
- Oven, hob and extractor — inside, outside and the filters
- Cupboards and drawers, inside and out
- Fridge and freezer: emptied, defrosted, wiped and left clean
- Worktops, splashbacks, sink and taps (descale)
- Washing machine drawer and door seal, dishwasher filter
- Floor, including edges and under appliances where you can reach
Bathroom
- Bath, shower and screen — limescale and soap scum removed
- Toilet, including under the rim and around the base
- Sink, taps and plughole
- Tiles and grout, mirrors and extractor fan cover
- Floor and skirting boards
Bedrooms and living areas
- Skirting boards, doors and door frames wiped
- Light switches, sockets and handles
- Windowsills, window frames and internal glass
- Wardrobes and shelves emptied and wiped
- Radiators and the dust behind them
- Carpets hoovered; hard floors mopped
Everything else
- Hallways, stairs and cupboards
- Balcony, patio or shared entrance, if part of the let
- Bins emptied and any rubbish removed
- Cobwebs from ceilings and corners
- A final walk-through in daylight with fresh eyes
The Spots Check-Outs Pick Up
Landlords and agents tend to look at the same places first: the oven and hob, limescale in the bathroom, marked skirting boards, dusty windowsills, dirty door frames and sticky floors. Photograph each room when you finish — dated photos are useful if there's any disagreement later.
A Simple Timeline
- Two weeks before: read your tenancy agreement and check-in inventory, and decide whether you'll clean yourself or book a professional.
- One week before: book any cleaner now — move-out dates bunch up at the end of the month — and arrange removals.
- Moving day: empty the property completely so every surface can be reached.
- Before returning the keys: do the clean, take photos, and arrange the check-out with your landlord or agent.
If a Deduction Is Proposed
If a landlord wants to make deductions, they should discuss them with you first; the deposit scheme then contacts you, and you have 30 working days to say whether you agree. If you disagree, the scheme provides an independent dispute process. Clean, well-documented handback photos make this far easier.
